Client Objectives
To create a large family room for the family to gather and where the kids can play. Creating a drop zone for the kids and all of their every day belongings. They wanted the kids to have their own bedroom space and one bath just wasn’t cutting it! The yard was smaller and we had specific zoning setbacks we needed to accommodate for. The new space needed to feel cohesive and tie in nicely with the existing home.
Our Solution
We first reached out to the city zoning to be sure we knew exactly what our parameters were. We found the most effective way to tie in the new addition. We were able to create a first floor mud room and living room with a separate laundry space. On the second floor we created a separate hallway that lead to the new bedrooms and full bathroom.
Special Features
We maximized the number of additional square feet while also allowing for a back yard. We created a separate walk in laundry room. The family room felt grand with tall ceilings and proper placement of the windows to allow for privacy and natural light. The full bathroom was modern yet functional for two growing boys.
